A new subdivision in Cardston will be constructed for seniors aged 55 and over.

The 49-unit complex of single-story attached homes will be built on 7.65 acres of land on the southern edge of town. That land is now a horse pasture.

Dave Miller of Maxwell Realty said he and a partner from Calgary are working on the project which will also include a community centre, three pickleball courts and other amenities. Cottonwood Creek adult living community will have row-style residences of 1,150 square feet and 1,335 square feet in size. The smaller units will have single attached garages while the larger ones will come with a double garage. All units will have two bedrooms and two bathrooms.

And buyers don’t have to worry about high condo fees. Instead Cottonwood Creek will charge residents only $49 a month which covers summer lawn maintenance and snow removal in winter from front and rear sidewalks and shared pathways, said Miller this week.

Residents can also do their own shovelling or hire a private company. Homes will have such features as manufactured stone accenting, fibre cement and premium vinyl siding, energy efficient doors and windows, a concrete backyard patio, lifetime warranty asphalt shingles and other features. Home buyers will be able to select various options to customize their homes including interior colour and finishes, lighting, kitchen cabinets, counters, fixtures and hardware, carpet, vinyl plank flooring and other items.

An information session was held at the Tanner Centennial Senior Centre on 1 St. W. in Cardston recently. Developers took refundable deposits and have already pre-sold four units, said Miller. Miller said a need exists for such facilities in the area for seniors.

“Our goal is to make everything about moving in and living here as simple and wonderful as possible. We’ve worked hard to create a warm, welcoming environment where you can socialize with friends, and where everyone feels valued, supported, cared for, and loved,” says the website for the development – cottonwoodcreekcardston.com
